Sale Story: The Tale of a True “Coup de Coeur” and Constant Care
Everything began with regular client relationship follow-ups. This led us to send a message to a former client from Paris who had purchased a property through our agency in 2018. In response, he informed us that his mother, who lives in the Parc Impérial area, was considering selling her apartment, which she had lived in for nearly 15 years. A meeting was arranged to discuss the matter with the owner and her son, whom we hold in high regard for their kindness, sincerity, and caring nature.
The apartment had become too large for her needs, and she wished to move to the city center. The price was set “fairly,” and two agencies, including ours, were selected for a co-exclusive mandate. A media plan was implemented, and interest from buyers quickly followed. This was driven both by our agency’s efforts and the MLS Côte d’Azur network (comprising 500 agencies across the Alpes-Maritimes and Var), where agencies like Sotheby’s Côte d’Azur requested visits for their clients twice, which we arranged.
Meanwhile, a prospective buyer contacted us with an acquisition project, though not specifically for this apartment. Upon describing his needs and preferences — a genuine sea view, quick access to the city center, spacious interiors, a high-quality condominium, a terrace, and a human-scale residence — I immediately sensed that “Célina” might be the perfect match for him. This property is located in Parc Impérial, a less well-known area compared to Mont Boron, Cimiez, or Fabron to the west.
Initially hesitant about visiting a first-floor apartment — as he preferred either a garden level or a top floor — he nevertheless visited the building and agreed to view the property. In fact, since “Célina” is situated on a hillside, the elevated first floor offers a panoramic view of the sea and the city. During the visit, it was love at first sight. The client hadn’t expected to make such a quick decision during this first visit to Nice, but that afternoon, while reflecting on the beach, he called to submit a full-price offer to ensure he didn’t miss out. Having compared other properties, he recognized the price was justified.
An agreement was reached with the seller, who greatly appreciated the buyer, not only for their Parisian connection but also for the mutual respect and kindness that developed naturally between them.
The sale was finalized quickly, with completion set for six months later to give the seller time to arrange her move. In the meantime, we helped her find a new apartment in the ultra city center, where she could still see her former building at the foot of Parc Impérial. This also allowed the buyer to sell his Paris property, avoiding a bridge loan. Several revisit appointments and cheerful discussions took place between the signing of the agreement and the final sale, fostering an amicable relationship.
What a privilege for our agency to facilitate a transaction involving such a sweet, kind, and attentive seller, and a buyer who was kind, realistic, and positive. A “perfect” sale, just the way we like it, with both projects successfully realized.
