It all started with a phone call where a client asked us to send him a selection of houses in Nice with a sea view but in the city.

Some properties were sent to him and he asked us for very precise information and a visit to this unique property located at 59 avenue du dauphiné which we particularly liked for its sea views and its proximity to the city center, often unknown to non-residents.
The visit takes place the next day, as the client is passing through from Argentina where he carries out his professional activity while wishing to return to Nice which he knows well to live there in the short or medium term.
After several visits, and reflection, the client is charmed by the place, the house is composed of 3 separate apartments, 2 of which are rented and 1 is free.
The offer to purchase follows, is accepted by the seller, a cash purchase and “content”:) The compromise took a long time to develop, some administrative elements were pending and the month of May… rather loaded with holidays, bridges and various holiday aqueducts.
The signature will be followed by an energy audit, a new obligation for a little over a year when selling a house in its entirety when one or more homes are rated “F” and “G”.
Everything is clear to the buyer.
The final signing takes place at a notary in Nice, in cooperation with a Parisian notary.
On the day of the videoconference, a last-minute computer problem delayed the electronic signature of the sale by an hour while the technical teams found the solution.
Time for us, quite unlikely, to have lunch with the notary, and the buying client (the sellers are under power of attorney) on the notary’s desk who invites us in all simplicity and kindness to share and exchange the time for a salad while waiting for the handover of the keys and the signing which finally takes place:) This sale was also possible thanks to the efficiency and accuracy of the agency which had the mandate to sell this property to which we brought the buyer and who knew how to respond with responsiveness and precision throughout the visits, and questions in this case.
